Campus Pointe Student Housing

For this project, DIA undertook the total transformation of an industrial district into a residential neighborhood. Such was the the impact of this project on the northwest quadrant of Knoxville’s Fort Sanders neighborhood. What was once a series of nondescript dilapidated warehouses with wall-to-wall paving is being converted into a series of new three- and four-story student housing, buildings containing 280 apartments with new streetscapes that invite pedestrians.

The new streets are designed to enrich the cultural fabric of this twenty-acre district by providing sidewalks, street parking, tree lining, and pedestrian-scale light fixtures. All utilities were refurbished and all power was installed underground with overhead wires eliminated.

The goals of the development are reinforced by the introduction of a public green-space court as well as an amenities complex of two buildings containing a gym, game area, movie theatre, aerobic and workout rooms, and guest apartments. These two structures are connected by a rectangular pool deck with a fountain, jacuzzi, and seating areas.
